Site attended, 6:40 am. A musty smell. No visible mould.
Up to half of all mould problems never show on the surface.
We see what the eye can't.

Understanding Buildings. Improving Environments.
Independent mould, moisture and indoor air quality assessments. We find the cause, and we don't sell the remediation.
The short version
Understanding the building.
Identifying the cause.
IAQ Group provides independent building and environmental assessments to identify the factors behind mould, moisture and poor indoor air quality. We take a whole-building approach: visual assessment, environmental monitoring, moisture investigation, thermal imaging and targeted sampling where it adds evidence. Our job is to help you understand what is happening, why it is happening, and what should happen next.
What we do
Five ways into the same question: what is this building doing?
Mould & Microbial Assessments
Mould inspections · Sampling & testing · Hidden mould investigations · Risk assessments · Post-remediation verification
Moisture & Water Damage
Moisture mapping · Water damage assessments · Water intrusion investigations · Condensation assessments · Thermal imaging
Indoor Air Quality
IAQ audits · HVAC & ventilation assessments · Humidity & dampness assessments · Environmental monitoring
Building & Environmental Investigations
Building envelope assessments · Odour investigations · Root cause investigations · Environmental risk assessments
Reporting & Consultancy
Environmental assessment reports · Remediation recommendations · Scope development · Independent technical assessments
Why us
More than a mould test.
Mould is usually a symptom. Something in the building is feeding it: a moisture source, a ventilation problem, a cold surface, an HVAC fault. Anyone can swab a wall. We investigate what put the mould there, so it doesn't come back.
Moisture
Water intrusion, dampness and elevated moisture in building materials.
Humidity & Condensation
Relative humidity, surface temperatures, dew point and condensation risk.
Ventilation
Air exchange, exhaust performance and the conditions that trap humid air.
HVAC Systems
Heating, cooling and air handling, and what they add to the indoor environment.
Building Conditions
Envelope, insulation, drainage and construction details that set the stage.
Indoor Environment
Temperature, humidity, particulate matter, carbon dioxide and other IAQ indicators.
How it works
Assess. Investigate. Identify.
Report. Recommend.
Assess
We inspect the building and establish the environmental conditions.
Investigate
We use targeted testing to trace moisture, mould, ventilation and other contributing factors.
Identify
We weigh the evidence to determine the likely causes and the extent of the issue.
Report
You get clear documentation: photographs, measurements and testing results.
Recommend
Practical steps to fix the cause and keep it fixed.

MOISTUREWhere we work
From family homes to remote sites.
Mining & Resources
IAQ, mould, moisture and HVAC assessments across accommodation villages, site offices, crib rooms and remote facilities.
Healthcare
Assessments for hospitals, medical centres and care facilities, where the occupants are the least able to wait.
Commercial & Industrial
Offices, workplaces, warehouses and industrial facilities.
Education & Childcare
Schools, childcare and early learning environments.
Residential
Houses, apartments and rental properties.
Property & Facilities Management
Independent assessments for owners, facility managers, insurers and other stakeholders deciding what happens next.
Who you get
Independent.
Evidence-based.
Practical.
IAQ Group is led by Hollie White, a Certified ACES Mould Testing Technician with nine years of hands-on experience in mould remediation and water damage restoration. She has completed the nationally accredited unit Conduct an Assessment of a Water-Damaged Building (NAT10913005) as part of the Advanced Diploma of Building Biology with the Australian College of Environmental Studies, and is continuing study across air pollution, sampling methods, building materials and healthy home design.
Nine years inside the remediation industry taught Hollie exactly how moisture problems start, hide and come back. IAQ Group exists to do the step that industry so often skips: working out the cause before anyone starts ripping out walls.
What you receive
Clear findings. Practical recommendations.
Our reports are written to be used: by you, your contractor, your insurer or your tribunal. Each one documents:
- What was observed
- What was tested
- What the results indicate
- Areas of concern
- Likely contributing factors
- Recommended next steps
Independent laboratory analysis
Where laboratory testing is required, samples are submitted to an independent, appropriately accredited laboratory for analysis. Results are reviewed alongside site observations and environmental measurements to build a complete picture of the conditions identified.
What it costs
Scoped to the building, not off a rate card.
No two buildings, and no two problems, are the same. A two-bedroom unit with one damp wall is a different job to a hospital wing or a 400-room accommodation village. So we scope each assessment case by case and quote before any work starts.
Size and layout
Larger and more complex buildings take more time on site.
Sampling
Laboratory analysis is priced per sample, so we only sample where it adds evidence.
Access and location
Metro, regional and remote sites carry different mobilisation needs.
Scope
A single-issue check costs less than a whole-building investigation or a clearance assessment.
Not sure what you need? Send the details and we'll tell you honestly, including if you don't need us.
Fair questions.
Do you do the mould removal too?
No, and that's deliberate. We don't sell remediation, so our reports have nothing to upsell. We assess, we document, and if works are needed we can write the scope and verify the result independently.
There's a musty smell but nothing visible. Is an assessment worth it?
That's exactly the case we exist for. A large share of mould problems sit out of sight, inside walls, ceilings, subfloors and HVAC systems. Moisture mapping, thermal imaging and air sampling let us check without pulling the building apart first.
Can't I just clean it off?
You can, and it will probably come back. Cleaning removes the stain, not the cause. If mould keeps returning, something is feeding it, and that's a building question, not a cleaning question.
Who analyses the samples?
An independent, appropriately accredited laboratory. We take the samples, the lab analyses them, and we interpret the results alongside what the building itself told us.
Who can engage you?
Whoever needs the answer: owners, tenants, employers, facility managers, insurers and property managers. Independence means the report says what the evidence says, no matter who pays for it.
Do you travel to remote sites?
Yes. Site inductions, mobilisation and remote logistics are part of normal scoping for mining and regional work.
Next step
Need to understand what's happening inside your building?
Mould, moisture, a musty smell, condensation, ventilation concerns or air quality you can't explain. Tell us what you're seeing and we'll tell you what we'd do about it.
